Project Inception

With any project, it's hard to think of a more important step than the planning phases. It's during this crucial period that a project starts to take form, where the budget is solidified and you can start to see your vision unfolding in front of you.

Entitlements

Generally, most municipalities will have restrictions regarding Zoning, Design, Site Planning, etc. In order to move forward with a project, City approvals must be gained and public meetings held. Sketch Architecture Company has negotiated, the sometimes-pithy path, in gaining approval from public boards and city administrators. In working with the client and the municipality, most issues are resolvable. In the same way the building code governs concerns for the completed building, entitlements govern the dimensional setbacks, landscaping, building design and height, parking, etc.

Master Planning

A master plan is a process whereby the development and phasing of a property or facility is orchestrated through a pre-determined method or plan. Master planning often includes phasing, architectural building guidelines, future site development, programming, landscaping, and many other factors. Other factors may include diversification of uses, economic development, open space requirements, unified control of land development, parking, etc. These requirements are set out in documents and in a development plan. The development plan and documents become the "guideline" to future development.

Feasibility Studies

Sketch Architecture Company has experience on many types of projects. Our years of experience have taught us that each project is unique and should be treated as such. As we begin the process of planning the project, we utilize a holistic approach to help our clients visualize their needs and their wants. Relationships, patterns of communication, work and decision-making protocol are set in the project inception phase of the project.

Restaurants

Sketch Architecture Company has years of experience in designing traditional restaurants (stand-alone and tenant improvement), fast-food drive-thru restaurants, and QSR - quick serve restaurants. For new independent stand-alone restaurants Sketch Architecture Company works with the Owner to establish the “program” of the project. Once menu, theme, and seating have been determined, the number of meals proposed to be served establishes the kitchen size. The proposed menu establishes the kitchen equipment requirements. Once these are decided, the basic floor plan is conceived and reviewed for efficiency, movement, and guest comfort.

Residential

Sketch Architecture Company is responsible for the design of many interesting and successful multi-family and single-family projects. Each of these projects offers a unique view in planning for a “home”. These could be in a traditional single-family, attached-family, or multi-family projects. Each of these project types requires sensitivity to the needs of individuals and families.

Retail

In designing for retail, especially for ground up projects, image becomes an important factor. While most retail will require basic efficiency in the footprint vs. leasable space, how that is configured, and the exterior look of the space becomes very important.

Tenant Improvements

Tenant Improvements include all projects designed within an existing shell building. These projects require a level of care above that of a stand alone building. Careful review of the existing building where the tenant improvement is to be constructed must be conducted. Special emphasis on the structure, mechanical, plumbing, and electrical systems must be considered.

Medical

Sketch Architecture Company has had the opportunity to design many types of medical facilities, offices, surgical centers, imaging centers, dental offices, pain clinics, hospice, pharmacies, cardiac care, and veterinarian animal clinics. The challenge on designing for medical uses is the mix of efficiency and style. While a beautifully designed building is always a plus, how the workflow moves through the office is of more importance.
